  • Where is the site?
    The application site is located to the west of Thorley Lane (A5144) and to the south of Wood Lane on the former World of Pets development.
  • Why is the site being developed?
    The site is being developed to provide a mix of residential dwellings within Timperley as part of the Timperley Wedge Housing Allocation approved under the Places for Everyone Development Plan.
  • What is an outline planning application?
    An Outline Planning Application is submitted to a Local Planning Authority with less detail than a full planning application to discuss whether development is acceptable in principle. Specific and more detailed information would then be provided at a ‘reserved matters’ stage of planning. Reserved matters can include details in respect of access, appearance, landscaping, layout and scale.
  • What is a Reserved Matters Application?
    This application provides the specific detail on how the development will look in respect of appearance, landscaping, layout and scale.
  • Is the site Green Belt?
    The application site is no longer designated as Green Belt and has been allocated for housing through Places for Everyone. The site also benefits from an approved outline application which secures the principle of developing up to 116 homes.
  • What are you proposing?
    Miller Homes are proposing to build up to 80 residential dwellings at the site. Whilst the outline application approved up to 116 homes, further design development in discussion with Trafford Council has led to fewer homes being sought to ensure a high-quality scheme. The development will also include significant green open space, sensitive landscaping, and a play area.
  • What type of homes will be provided?
    The proposed housing a mix of 1 to 5 bed homes including maisonettes, semi-detached houses, detached houses, corner-turning houses and two storey townhouses.
  • Will there be affordable houses?
    Miller Homes is keen to work with the Council to deliver the right types of houses in order to help to meet the demand, with a combination of first-time buyer and larger family homes included. This would also result in 45% of the homes delivered being affordable, in line with planning policy and what was agreed under the Outline Application.
  • Why does Trafford need more homes?
    The proposals aim to help Trafford Council deliver some of their key objectives by creating a thriving economy with healthy communities and environmental safeguards as well as helping to meet an identified local housing need, as well as Government targets for new homes more widely. The development would deliver around 80 new homes, comprising a range of types and sizes, including 45% affordable homes. This would offer opportunities for young people and first-time buyers to purchase a property whilst remaining in the local area and would also offer choice to existing local residents wishing to downsize their current property whilst remaining in Timperley and the surrounding area.
  • Have the proposals considered impacts upon existing services?
    Miller Homes recognises the need to work with the Council to ensure sufficient provision is made for existing services for both existing and new residents. Through the outline application, it was agreed that a contribution towards the following would be secured once a future reserved matters consent was approved: Education contribution of £297,036. Highways contribution towards the provision of a new roundabout at Thorley Lane. Biodiversity Net Gain contribution towards enhancing ecology in the local area. Miller will also be required to provide in the region of £500,000 through the Councils Community Infrastructure Levy which will fund infrastructure projects such as transport, flood defence, parks, recreational facilities and schools to support new growth.
  • Have the proposals considered traffic impact?
    Up to 116 homes were agreed in Outline Planning Permission with traffic capacity assessment undertaken and approved at that time to confirm the acceptability of traffic as a result of these additional homes. The Reserved Matters Application is for up to 80 units, therefore, significantly reducing the number of vehicles expected in this area. More details will be provided within an updated transport assessment submitted with the Reserved Matters application.
  • Will there be any disruption during construction?
    Details of construction mitigation measures will be provided in the submission of the application and will be subject to negotiation with the Local Planning Authority. This detail will ensure disruption is minimal to surrounding neighbours and will be tightly controlled by Trafford Council.
  • When will the Planning Application be submitted?
    The Reserved Matters Application will be submitted this summer 2024.
  • When will the Planning Application be determined?
    The determination of the application is expected towards the end of 2024.
  • When will construction begin for the dwellings?
    Subject to approval of the application, construction will begin towards the start of 2025.
  • Will I be able to comment on the Planning Application once it has been submitted?
