Welcome to the Public Consultation for Miller Homes’ proposed development at Thorley Lane, Timperley.
We want to hear your feedback, comments and opinions as we prepare to submit a Planning Application to Trafford Council. On this website, you can learn more about the scheme, understand who Miller Homes are, and share your thoughts on the plans.
Miller Homes, the award-winning UK housing provider, is delighted to share with you their plans to develop up to 80 new homes (45% of which will be affordable) at their site located on Thorley Lane, Timperley. The development is seeking to support Trafford’s housing supply, deliver new mixed housing and give existing local residents, young people and first-time buyers more opportunities to get on the property ladder.
Miller will submit their Reserved Matters planning application to Trafford Borough Council shortly, but while the proposals evolve, they want to reach out to the local community to seek your views on their vision. We would very much appreciate your thoughts on the proposals and details of how to provide these can be found in our feedback section.
Where is the site?
The site is located to the west of Thorley Lane (A5144) and to the south of Wood Lane within the administrative area of Trafford Council. The existing use of the site comprises the World of Pets and Leisure unit, the World of Water Aquatic Centre unit, car parking, storage areas and associated landscape areas. The site is accessed from two existing points, Thorley Lane (A5144) on the eastern boundary and Wood Lane on the northern boundary.
The immediate surrounding area is characterised by residential uses, located to the north and east off Wood Lane, and to the west off Green Lane. The site is bound by residential development on two sides (north and west boundaries), Timperley Brook to the south and Thorley Lane on the eastern boundary.

Why here?
In September 2021 an application for Outline Planning Permission was submitted to Trafford Council which sought to agree the principle of housing at the site which was approved at appeal in February 2023. The Reserved Matters application is an extension to the outline consent which now details the specific appearance, layout, scale and landscaping for the future development.
Miller Homes strongly believes that this site represents an important opportunity to deliver high quality new homes for Timperley and the surrounding areas. The proposals, by delivering a diverse mix of open market and affordable homes, will open up opportunities for home ownership in this part of the county.
